Moisture Intrusion Testing (as needed)
Water intrusion is moisture in any form that penetrates the exterior structure of your home and enters into the windows, door frames or interior cavities of your home’s walls without being able to escape or dissipate. The moisture then causes the rotting of wood, sheathing and other materials and is usually accompanied by the growth of mold. Moisture can intrude any type of structure – wood, vinyl siding, wood siding, brick, stone and stucco. Stucco clad homes are retaining moisture longer because of stucco’s inherent sealant qualities.
Thermal Imaging (as needed)
Vesta uses infrared thermal imaging because it provides a fast and accurate way to pinpoint and document exact locations of problems. Infrared inspection allow for the ability to document and report findings with images. IR technology combines an infrared image with a visual image for enhanced identification, analysis and reporting. By incorporating the visual reference image, clients and/or contractors can easily relocate problems after an inspection is complete.
Repair Follow-ups & Re-inspections
If needed, we can arrange follow-up inspections with licensed contractors. Re-inspections never hurt. If the seller is going to make repairs, they’re probably going to do the least amount of work possible, use the least amount of money possible, and the repairs will often be sub-par or just plain unacceptable. If the repairs are being done by the seller, we strongly recommend a re-inspection.

The price of a Buyers or Sellers Inspection depends on the square footage of the home, the age, and additional features such as a pool, spa, water feature, extra buildings (a casita for example) and additions or room conversions.
